<h2><em>Adera’s seven35 will be the first Multi-Family LEED for Homes platinum development in Canada as well as BuiltGreen Gold – the first double certification in Canada</em></h2>
<p><strong>North Vancouver, March 14, 2011 —</strong> Building on the success of its NoMa townhomes, Adera is launching a new boutique townhome development in North Vancouver: seven35. The 60 stacked townhomes are already under construction at 735 West 15th Street across the lane from Adera’s NoMa, named for its location on North Vancouver’s Marine Drive. Sales are expected to begin in May.</p>
<p>“Our seven35 townhomes will be the first Multi-Family LEED for Homes Platinum development in Canada,” says Adera president Norm Couttie. “Seven35 will also be certified as BuiltGreen Gold, and we believe this double certification will be a first in Canada as well.”</p>
<p>Adera asked NoMa residents for feedback on their purchase, and they said that what sold them on NoMa was the BuiltGreen Gold construction that guarantees sustainability, along with the West Coast modern design that honours the North Shore’s architectural tradition and respect of nature.</p>

<p>Nestled between the urban amenities of newly revitalized Marine Drive and the hiking trails of Mosquito Creek Park<em>, </em>part of the Trans Canada Trail,<em> </em>the four townhome buildings will be separated by courtyards landscaped with native plants and numerous water features, while ground-floor homes will have large patios, and upper units will enjoy spacious private roof decks or lanais, a signature Adera feature. Each home will have double-size bicycle lockers plus access to a communal bicycle workshop area. Community gardens and public art complete the new seven35 residences.</p>
<p>The West Coast modern design by Integra Architecture includes floor-to-ceiling corner windows connecting indoors to out and expansive roof overhangs for a sense of shelter. Materials include ground to roof indigenous cedar siding and walls, and hardi-board and hardi-panel in earth tones. Interiors by Calvert Design incorporate locally sourced natural materials such as cedar ceiling planks, natural woods, slates and limestone.</p>
<p>All seven35 homes will offer a guaranteed EnerGuide rating of 82 or higher, as well as sustainable features including Energy Star windows and appliances, motion sensor light switches, fluorescent light fixtures, low-VOC paints, low-flow faucets, water-efficient irrigation and future photovoltaic capacity for solar cells. Seven35 will also have one of the first installations of a ‘building size’ wastewater heat recovery system.</p>
<p>Homes will start from under $300,000 and range in size from 450-square-foot bachelor “crashpads” to just over 1,000-square-foot two-storey townhomes with two bedrooms. The target market for seven35 is a similar demographic to NoMa purchasers: young professionals from 25 to 40, many of whom grew up in North Vancouver. The location offers both urban amenities along Marine Drive two blocks south and access to the outdoors with Mosquito Creek Park and the Trans Canada Trail across the lane to the west.</p>
<p>“Seven35 is the ideal blend of urban living and an active outdoors lifestyle,” says Adera’s vice president of sales and marketing, Eric Andreasen.</p>

			<content:encoded><![CDATA[<h2><strong>North Vancouver’s neglected Marine Drive corridor has got a new attitude, and thanks to land developers Qualex-Landmark and their new “District Crossing” development, hanging in this hood is starting to feel good.</strong></h2>
<p>For the first time in years, since the North Shore Auto Mall encouraged the departure of many of Marine Drive’s car lot anchor tenants, this North Vancouver main street has been in dire need of updating. But the once abandoned concrete parking lots and dilapidated old sales centres are now seeing a lot of action.</p>
<p>New condos, new businesses and a new approach to North Van District commercial/residential zoning means that brand new neighbourhoods are now cropping up with an outlook of attracting the young, hip and upwardly mobile.</p>
<p>Leading the way is Qualex-Landmark&#8217;s almost completed District Crossing development. Located adjacent to the intersection of Marine and Lloyd, and scheduled for completion this summer, the project is being touted as “a walkable, livable community”. And one look inside these chic condo homes tells you that this is not your grandma’s housing complex.</p>

<p>Full of bright light, modern technologies and luxury touches, the show suites here literally sell themselves. A clever use of space, generous patio layouts and an obvious attention to detail also tempts buyers with more than a hint of the good life.</p>

<p>Chris Colbeck, who also happens to be a North Vancouver native himself, is Qualex-Landmark’s vice president of sales and marketing. As he takes us on a mini-tour of the project, it’s clear to see that not only is he proud of his product, but of his hometown neighbourhood as well.</p>
<p>“I used to work just down the street here as a kid,” he says as we stroll out onto the show suite’s spacious balcony.</p>
<p>With over three-quarters of the 129 constructed units already sold, the project has been exciting from the start, Colbeck explains.</p>
<p>“And it’s the little touches that just help make it all happen,” he says.</p>
<p>For example, each kitchen is already a gourmet chef’s dream complete with Whirpool electric ranges, Fisher &amp; Paykel energy smart refrigerators, quartz counter tops and Kohler high spout faucets.</p>
<p>Bathrooms here too have been given equal consideration with soaker tubs, oversized mirrors and frameless glass shower enclosures with rain shower heads and a thoughtfully added shelf alcove for soaps, lotions and more.</p>
<p>Multifunctioning media ports, which include connections for telephone, data and cable via Telus’s fiber optic backbone are already built in, which means techies won’t find themselves confounded by cables strung everywhere. And a keyless (FOB) access system in the common areas, garages and elevators adds convenience and a touch of elegance with ease.</p>

<p>Colbeck’s hard work here has undoubtedly helped with the rapid sales. Still, he gives most of the credit for the current success of District Crossing to his company’s leaders; Roger Navabi, president, and Mohammed Esfahani managing director.</p>
<p>With several prestigious projects to their name, including Symphony at Whistler, Eighteen Trees in Burnaby, Stella and Nova in Calgary and Domus and Pomaria in Vancouver, there’s no lack of shared experience.</p>
<p>Add in the contributions by Marcon Construction, Raymond Letkeman Architects and interior design by Evoke International and it appears that this group has indeed hit upon a winning combination.</p>
<p>And while everyone agrees that it isn’t easy being green, District Crossing is eager to show off its colours. Each unit has Energy Star programmable thermostats, Low “E” double glazed windows and individual hot water metering systems. Also, during construction, careful attention has been given to the use of environmentally conscious building materials and “strategic use” of recycled materials.</p>
<p>Clearly, with over 200+ stores and services within mere steps of the front doors, District Crossing is more than smart to play up the “livability” and “walkability” themes. But as much as strategy plays a part in any successful sales mantra, one simply can’t ignore that living here is highly desirable on many fronts.</p>
<p>Not only is this project among the first to arrive on the new Marine Drive scene, but it is setting itself apart as the leader by redefining what it means to have a new lifestyle and a fashionable future in one of this city’s most desirable location, location, locations.</p>

<p>Bobs &amp; Lolo are fabulous children’s entertainers who create upbeat music for kids that adults happen to love. Nominated for a Juno Award for Best Children’s Album of 2010, they are also winners of the 2009 Parents’ Choice Gold Award.</p>
<p>Dedicated to connecting kids to the natural world with music, movement and make-believe, Bobs and Lolo share musical stories that engage, inspire and educate. They teach kids to care about themselves, their neighbours and the planet.  With a background in teaching and linguistics, Robyn Hardy (Bobs) is an enthusiastic and caring individual with a passion for conservation education. On stage she loves to sing, dance, clap, snap and tap! As an environmental educator and kinesiology major, Lorraine Pond (Lolo) is an energetic performer with a flare for creating connections between young audiences and the natural world. On stage she loves to sing, dance, wiggle, slide and glide!</p>
<p>Growing up on Vancouver Island, Robyn and Lorraine have always shared a love of the natural world and a passion for working with children. Creating the dynamic duo Bobs &amp; LoLo has allowed them to combine their diverse academic backgrounds with a mutual love of teaching and the creative arts.  “The duo&#8217;s smooth harmonies and frolicsome approach impart refreshing life to original songs that encourage physical exercise and active play, good nutrition, reading, good manners, consideration of others, healthy friendships and making a difference in the world.  This has become a Cornucopia favourite.  Presented by <em>Slow Food Sea-to-Sky</em> and The Westin Resort &amp; Spa, admission to this market is free and located at the Westin.  The market showcases the splendid bounty from the ranches, farms, waters and studios of the region.  Wander through two levels of displays and booths, chat with the artisans about their products and sample their wonderful fare.  But a ‘must’ is to bring a tote bag as you will be able buy a variety of organics from cheeses and vegetables to fabulous baked goods and one-of-a-kind art.  There are also featured regional wineries and breweries.  Westin’s Executive Chef, Jeffery Young, will be preparing food stations throughout the market created with the ingredients from the artisans.  Sample tickets are $1 each with each food and wine station priced from 1 – 7 tickets.  You also get a chance to talk with representatives from <em>Slow Food Sea-to-Sky </em>and buy a membership to the organization as well as bid on silent auction items that the artisans have created for this annual Cornucopia favourite with proceeds going to <em>Slow Food Sea-to-Sky.</em></p>

			<content:encoded><![CDATA[<p>The Park Royal Village Dental Centre is not your typical facility – but one that is entirely by design, says Dr. Ali Behmard, a former local who has returned to the North Shore. Dr. Behmard’s patient-friendly approach is not hard to understand when you realize that he was in the same shoes as some of his patients. “I wasn’t a big fan of going to the dentist myself” he says. “There were many things that I didn’t like about dental offices – the look, the smells and the sounds. Those are all things that I have improved in this office.”</p>
